There are many reasons you might want a 3D floor plan made. Maybe you're amending an existing 3d floor plan as part of a remodeling project or part of other home design projects. Maybe you need a floor plan rendering for real estate marketing or augmented reality like the ones used in virtual reality tours.
But how do you make your own floor plan? There are two main approaches to making 3D floor plans:
1. Create your own 3D floor plans using software
While there are a number of tools online (including some with a free version) you can use to create or layout 3d floor plans, we don't recommend them. Why? People often forget that their time is valuable. It is time consuming to test different software tools, choose one, then learn how to use it for home design. This is true even if you work online and are generally good with features and details of computer programs.
As well as time to learn, when compared to time spent, it can actually be more affordable to outsource and go hands-off when it comes time to create the floor plan.
That's why some software websites you can find on Google also offer a paid service, they may think that some users will get frustrated trying to draw / create their house plan using their software and will be otherwise left to scratch their head.
2. Pay a professional brand name company to create or layout the 3d floor plans or revise your existing floor plan for you
This is our recommended option. Creating a 3D floor plan can cost as little as $199 per floor, and will save you a lot of time and stress compared to figuring out how to do the drawing yourself. We can do them for residential, or commercial properties, or a mix of both - eg. floorplans for office to housing conversions.
3D floor plan software or floor plan makers versus using a rendering company
Typically using an online tool or floor plan creator to create your project is the option chosen by hobbyists, or users with a lot of time on their hands. Professionals and people who value their time tend to use a professional company to create their project.

How do I create an accurate floor plan?
Accurate 3d floor plans need to be drawn to scale. To get started, we will need a sketch with accurate measurements of your property, or your property blueprint from your architect. These should include all room and living spaces, including the kitchen, bathroom and any other features like a garage or carport.
We will need to add doors, add windows, add furniture, floor coverings and other aspects to fill the interior space of your property / project. We add these to scale and according to your specifications.
Typically we will not add room names to the rendering, although we can if you want to.
How important is floor plan accuracy?
It's important to create an accurate representation of your space, especially if your project is going to be used for marketing, sales or permit application approvals (in which case you may need to also print your designs).
If the design is for personal uses, it's okay to create it at a lesser quality / resolution.
Should I draw walls in my floor plan?
Yes. We will also need to include entrance ways, exits and windows in the project space, as otherwise you will not get an accurate sense of how the rooms and flow of the interior spaces will look and work.
Without including walls and similar features your plans will be incomplete.
Furnishing your floor plan
Furnishing your design can be as creative as you are. Add furniture to every room and design each space to the max! If we are creating an animation for your floor plan, you can choose where to center the animation for maximum impact.
How do you visualize a floor plan?
If you already have a blue print, it's easy for us to fill in the blanks. We can choose the materials and furnishings to use for you, out of an almost limitless amount of designs, or you can be more hands-on.
This is different to some drawing software which can be limited in how you can customize the features in your finished product.

If, however, you want your project to end up looking a certain way, you can provide us with samples of floor plans or other projects or resources you like and we will create / draw the various elements of your project according to your liking.
How do you render a floor plan?
Rendering a home design or 3d floor plans at high quality generally requires specialized technology.
This is why often the 3d floor plans that are made by the various software packages out there lack quality, and can't be used as final 3d floor plans for professional purposes.

Is the company professional? Do they offer refunds or revisions included in their services?
Do they have a lot of highly rated reviews on their website?
Does their website showcase their previous work, and is the work they have created similar to how you want them to customize your floor plans?
Do they understand the materials you would like used in the finished product?
How many floors do you need to draw plans for? Do they charge by the floor or by the project?
Can they help you with the layout if you're not sure what you need?
Who owns the files created in your projects?
Will you be able to print your designs, or only access them via a tool or viewer on the web?
